Looking for a building plot to set up your business in West Mauritius? Good news: Medine Smart City has just announced new commercial building plots in Cascavelle, in the heart of The West! To get the ball rolling, there are eight plots designated for office space for sale in this vibrant region, with surface areas ranging from 1774 to 3847 square metres (starting at Rs 13.6 million). Read on for more information.

A host of benefits

These new commercial plots will expand Medine Smart City’s lively and friendly business district: the Cascavelle Business Park. Already home to a variety of Mauritian and foreign companies, the district is composed of moderately sized buildings housing businesses from various sectors: finance, IT, retail, logistics, asset management, and so on. To the delight of all who work there, there are also numerous shops and leisure areas nearby (such as the Cascavelle Shopping Mall, the SPARC sports centre, etc.), as well as a university campus and schools. Other selling points include the pleasant climate throughout the year, with an exceptional number of annual sunshine hours in the region, as well as an ample supply of green spaces offering beautiful views of the ocean and the surrounding mountains!

A strategic area

The West is currently undergoing significant development. One of the reasons for this growth is the region’s unique location, at the crossroads of several major roads that provide easy access to Mauritius’ urban centres: Port-Louis, Ebene, Quatre-Bornes, Curepipe... The opening of the Flic-en-Flac Bypass in 2025 and a new link between the M1 and the A3 later in 2023 will further facilitate access to the West and make life even easier for professionals wishing to do business – or set up something new – in the heart of this dynamic and pleasant area! The development of additional pedestrian and cycle routes will also encourage sustainable mobility in the Smart City.

Questions to ask yourself before taking the plunge

Would you like to buy one of these plots to set up your offices?

Debora Musolino-Deville, Development Manager of the Real Estate Department of the Medine Group takes us through some of the important questions you should ask yourself first:

How big is my project?

First of all, establish your objectives and think about your needs. How does your team work? Do you want to build on the entire surface area of the plot or not? Will you rent out some or all of the space, and if so, who is the target audience for your project? You will need to choose the size of your building plot according to the size of your project and consider the number and type of buildings to be constructed on it. Think about parking for your customers and employees or adapting the space to your activities (do you need parking spaces for utility vehicles, for example). The support of an architect will be essential: their expertise will help when it comes to drawing up plans that suit your chosen site and making the best possible use of the space while remaining within your budget.

Where is my business at in its development?

If your company is already large or well-established, you probably already have a clear idea of your needs and the factors you should be considering. If you are an SME or start-up looking to develop in the medium or long term, however, different parameters must be taken into account – in particular, the layout of your space and the potential for future expansion. What is the minimum space you will need? If you plan to create enclosed offices, can they be easily converted into open spaces (and vice versa)? Will you need a certain ceiling height, so that there’s the possibility of adding a mezzanine later on? You may also want to keep part of your site undeveloped to add more buildings in the future, so it is important to plan ahead.

Is this location suitable for my business?

Thinking about the location you’re building in is essential. Ideally, you should be well positioned in relation to the people you meet most often: your main business partners, customers, employees, etc. In addition, ease of access and connectivity are important criteria: you should be able to get to and from your offices easily, with the island’s main roads close at hand. The presence of other companies in the vicinity can also be beneficial to your development. Cascavelle Business Park ticks all these boxes: it's visible and accessible from major roads, close to all the amenities you could need, and allows you to rub shoulders with other dynamic professionals! The proximity of the Uniciti International Education Hub is a bonus – ideal if you want to offer students internships and contribute to training the next generation of talent.

With excellent development opportunities, exceptional connections, and a quality working environment, the business district of the Medine Group’s Smart City stands out from the crowd. Commercial land acquired in this area will quickly increase in value!

Are you interested in investing in a commercial building lot in Medine Smart City?

Don't hesitate – the infrastructure (roads, network connections, etc.) is currently under construction to ensure plots of land can be used from 2024.
